INTRODUCTION

Many characteristics, values and shared responsibilities contribute to Sun Oaks’ position as a desirable community in this area.  Ranging from being a pedestrian- friendly environment to the variety of home styles, the beautiful mature landscape, membership of all homeowners in the governing home owner association and the resources in not only the community but also the surrounding area, Sun Oaks is a comfortably rewarding place in which to live.

As there is a 15 MPH speed limit in Sun Oaks, many residents enjoy strolling the community.  In the spring and summer months bountiful tree blossoms and colorful flower arrays take center stage.  A variety of birds and wildlife are here year around.   The two nicely equipped clubhouses, each with a pool, are used for community social events and may be reserved by residents.  Next to the Lower Clubhouse area are two tennis courts.  The adjoining park is often the site for picnics and summer social events.

The Sun Oaks Homeowner Association (SOHA) automatically includes all homeowners.  SOHA is responsible for the governing documents of the community, with members agreeing to abide by these unique covenants, obligations and conditions.  This information is designed to maintain the attractiveness and security of Sun Oaks and help protect property values.  Monthly fees are voted upon annually by SOHA as part of the budget and are determined by expenses associated with items such as common grounds, facilities and services provided to the community.  The common grounds are a SOHA responsibility and are not private property. The facilities for resident use (eg. clubhouses, tennis courts, pools) and other open areas (eg. park, overflow parking and areas between townhomes) are Sun Oaks common grounds.  Buried utilities enhance the aesthetics of Sun Oaks and the corridors where utilities are buried between single family homes (public utility easements) are also part of common grounds.

In addition to the lifestyle and security afforded by Sun Oaks, the surrounding area offers a number of attractive activities and resources.  Several Sun Oaks homes along the southwest boundary of our property border Quail Point Golf Course and 3 more golf courses (Centennial, Stewart Meadows and Rogue Valley Country Club) are nearby.  Asante Rogue Regional Medical Center, a highly regarded regional referral, cardiac and trauma center, is within walking distance.  Some of the best medical expertise in fields such as orthopedics, cardiology, oncology and diabetes care is easily accessed in proximal medical/health offices.  Families are often interested in Sun Oaks because of neighboring St Mary’s School which can be accessed without having to use a public street or sidewalk.  St Mary’s serves students grades 5-12 and is respected for its college prep curriculum.  On the other side of St Mary’s is the Larson Creek Greenway. This pleasant pedestrian/bicycle path connects to multiple miles of paved paths in the Bear Creek Greenway.  We are a short mile from exit 27 off I-5 and are also conveniently located near grocery stores, Harry and David, banks, restaurants and coffee shops.
