Welcome to Sun Oaks!  This guide will provide you with information that is important in helping you understand your rights and obligations as a member of our community. This list is a good representation but is not inclusive of materials you should be aware of.  Specifically, you should review the information on Rentals in the CCRs and ARRS and the discussion of Fines in the ARRs. Owners should have received a copy of the governing documents from the title company at the time of closing.  If you do not have a copy, please refer to the Governance section of this website or contact our management company (CPM) to have a copy emailed to you.  We invite you to attend Board meetings, meet your neighbors, get involved, become acquainted with the Homeowners Association and provide feedback to make our community a better place for all. As part of our community, we are looking forward to a long and mutually beneficial relationship.

SAFETY, SECURITY & PARKING GUIDELINES

  • The entry gate is closed 10PM to 6AM. Residents can open the closed gate via their personal 4-digit code, a remote or their personal fob.  The gate can also be opened for guests by residents from their home phone.  Entry codes, remotes and fobs are not to be shared with non-residents to open the gate.
  • Resident’s vehicles must be garaged nightly. A parking variance may be available for a time –contact CPM.
  • Except when in use, garage doors should remain closed for security and safety.
  • Vehicles are not to be parked in any street area not specifically marked for parking.
  • Both clubhouses and their respective swimming pools are secured with 24-hour lock systems. Residents can access these facilities by using their personal fob.
  • For enjoyment of residents, the main clubhouse is equipped with a large-screen TV, DVD player and WiFi. Electronic equipment and cooking appliances may only be operated by individuals over 18 years of age.
  • Residents are expected to follow a list of updated pool rules which are distributed prior to swim season. Pools do not have lifeguards.  Weather depending, pools are usually open May 15th to October 15th.
  • Restrictions and extra cost apply to the Overflow Lot at the western end of Sun Oaks Dr. Check with CPM if interested in possibly using.
  • Share the road with pedestrians and bicyclists. Speed limit is 15MPH.  Be particularly aware at intersections and crosswalks. Skateboarding, rollerblading and roller skating are not permitted in Sun Oaks.

LANDSCAPE GUIDELINES

(Refer to ARRs for additional information)

  • Section XIX in ARRs contains a number of landscape activities that can be undertaken on residential property that do not require approval by the Landscape Committee. For other landscape activities, the owner is to contact the Landscape Committee for guidance on the project and whether or not a Landscape Request is required.  The committee usually responds promptly to submitted requests.
  • With some exceptions the Landscape Committee has responsibility for maintenance of common grounds including Public Utility Easements between single family homes. All future plantings on common grounds, including trees, must be approved by the committee.
  • Residents are expected to properly care for their property landscape removing debris, leaves and dead and dying plants in a timely appropriate manner.

ARCHITECTURAL GUIDELINES

(Refer to CCRS and ARRs for additional information)

  • Structural or appearance changes to the outside of the dwelling (ex. updating windows, doors or roofing, painting, extending/addition of deck, patio, fencing, privacy screening or sheds) requires approval by Architecture Committee.
  • Improvements and modifications within the dwelling do not require committee approval.

MISCELLANEOUS GUIDELINES

  • Trash, Debris and Recycle bins and equipment are not to be stored in public view.
  • Pets (no more than 2 per unit) must always be supervised and decently behaved when outdoors. When being exercised pets must be leashed and the owner is responsible for cleaning up after the pet on any property within our community.
  • Within the restrictions, an owner may rent their home. Refer to Renting/Leasing in the Governance section of this website.
